Poor work quality at a high price. I waited 7-8 weeks for the work to begin without receiving a single phone call. Two men scraped portions of the garage with a 2-inch putty knife less than two hours and were about to start painting when I stopped. I insisted that more scraping was necessary and that they hadn't sanded or primed as per the contract. The foreman told me that sanding was not necessary, then left and returned days later after I sent pictures and video to the salesperson of loose paint being removed with my finger. I micromanaged as much of the job as I could, and had to replace portions of rotted wood myself, because the foreman and manager said it couldn't be done. See the pictures of the completed work that show clearly visible dripping paint throughout the garage, rotted wood that was not convenient for the crew to replace, horrible bumpy putty to close gaps, no filler between some joints where they replaced wood, and painting over staples that could easily have been removed. After much complaining on my end, the manager did become more responsive and checked in on the job several times. They were also very timely in contacting me to request payments throughout the job. The salesperson opening line to us was we have higher prices than our competitors, but you can trust us to deliver a good job. That promise was clearly not met. In fact, I showed them my neighbors garage that was recently painted by another company, and their response was that I should not expect perfection, and not to expect the garage to look as good as my neighbors. Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house. So ceilings are included in the square footage calculation.
As to the quantity of paint, the rougher the surface the more paint is required. Other factors might include the type of paint itself. For detailed calculation square feet assessments are usually used. For this you need to find all lengths and widths and multiply them to get the complete number of square feet to be painted. To subtract the effect of spaces like we might want to remove a 17 square feet for each e.g. doors and windows. The other major contributor toward the estimate is labor. This is highly dependent upon the nature of work and skills of the labor. Typically an experienced labor will charge a high rate and thus will finish job quick and perfect but on the other hand he will cost more. If you are planning to hire a moderately experienced labor you might want to estimate the average time to complete the job by mocking the paint job and replicating the results. Adding additional time for the hard areas and obstacles while removing the time slot allocated to empty spaces like doors will give a better idea as to time.
