Thank you Chandler. This is a very useful site. I am starting to build the painting side of my business and wasn’t sure how to bid on larger jobs. Just got the call to bid on 1550 sf new construction, freshly textured, prime and paint ceilings, walls. Also paint doors, trim and baseboards. Customer bought the paint. Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price? My husband and I decided that we wanted to update our deck to have a modern cable railing...our house is very "treehouse" like, sitting high up in the words and the new cable railing really opens up the view. how do i calculate time for this job. is it as simple as your comment above 3x more for difficult jobs like peeling and wood damage, where does cutting in come into play. the area i have is a long narrow section around a top of a building. with the channel siding i have to cut in the top and i cant just do it quick each piece needs to get done individually. Hi Chandler, This is such a great blog. I have spent some time reading the comments and find it so interesting. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over the last 12 years i have concentrated my efforts on Scoping measuring and quoting. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. The price of paint and materials are alot different in New Zealand too, but not to worry as i can also change the formulars in the forward costing tab so were reading from the same page. Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer.

- Go for neutral colors. Every person has their own color preferences, so there is no point in trying to impress with the trendiest hues of the current year. Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job.

I have always wanted to work for myself.I have been making other guys rich for years.I know if they can do it I can do it.One downside is I don’t have the gift of gab like they do.I would probably benefit from getting someone to work with me in that area.I can do the labor.I will have a problem with bidding and finding the work.I work for guys who take me to a customers house say this is Mike and leave me to do the work .I barely make ends meet while I hear them getting 4,000 dollar checks .It isn’t adding up I need to be working for my future not theirs.I would like to begin my own business it will be slow and I wont have a lot to start but I will grow expand and gain employees and knowledge.Do you have people in Cincinnati,Ohio I would like to offer other services as well.I can do minor drywall repairs clean cut lawns a lot of property preservation type stuff also Thank You for this site by he way it helps. Hi Mensah, we see all ranges of pricing for exterior house painting, but usually the pricing falls between $1.00 – $1.50 per square foot. Which means the price would roughly be $2,500 – $3,750.
