Hey so my boss and i just finished tearing the inside of an old. Barn apart and framing it into a 2 bed 1.5 bath plus an office. Sq ft is about 2300. Dry wall was just installed and textured and now its on me to paint and prime ceilings, walls and trim. Paint is paid for and supplies are paid for by my boss to help me out. Ill be doing the job by myself. What is a fair price to charge for labor?
Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house. When the home owner says they have a 1,600 sqft house that means 1,600 sqft of floor space. That being said, if an owner says it is a certain sqft,you always measure anyway. So if the homeowner says it’s 1,600 sqft and it ended up being 2,000 sqft you could lose $400. ALWAYS measure yourself and double check your math. The math could make or break your painting business

Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. I have a wire fence with wood posts every four feet. A guy I know painted it. It took 4 gallons of stain but he can’t figure what to charge. This is highly dependent upon the nature of work and skills of the labor. Typically an experienced labor will charge a high rate and thus will finish job quick and perfect but on the other hand he will cost more. If you are planning to hire a moderately experienced labor you might want to estimate the average time to complete the job by mocking the paint job and replicating the results. Adding additional time for the hard areas and obstacles while removing the time slot allocated to empty spaces like doors will give a better idea as to time. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. I think it best to measure walls and ceiling areas to be painted. Measuring the floor space only will not give you the actual wall square feet. A wall could be 8’. 10’ or more high. Measuring the floor only could cost you money. If I had a 10×10 x8 high room. Floor space is 100 sq feet but the wall would be 320 sq feet minus door, window and closet. Now if I had the same 10×10 room but 12 feet high. That would be 480 sq ft of wall minus window, door and closet. Using floor square feet of floor only would make your estimate inaccurate. I know some may disagree but that would be the correct way to measure a room for painting.
That said, depending on the composition of the paint, some exterior paint is appropriate for painting the interior of a home. Paint meant for the exterior of a home will hold up over time.Just be sure that the area being painted is well ventilated, as it will come with a strong smell at first, which will dissipate over time.A painting professional will be able to advise you about whether your exterior paint is appropriate for indoor use.
My husband and I decided that we wanted to update our deck to have a modern cable railing...our house is very "treehouse" like, sitting high up in the words and the new cable railing really opens up the view. The guys striped the deck of its old paint and got started on taking down the old railings--they actually added an extra 6" around the perimeter of the deck to serve as a better support for the new posts that were put in and what a difference! Johnny and Robert, who worked together on the labor intensive deck, are truly artists.....cutting perfect curves into areas of the railing where we have a large boulder in our yard and using their creativity to further enforce our deck--talk about attention to detail! Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. This guy I used to work for told me count the number of openings on the house ( windows, doors, garage doors etc.) take that number and multiply it by $250.00.
