Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. Builders don’t usually pay much for house painting, so it is recommended you meet with the builder or construction company in person to agree on a final price. House Painting Broomfield Colorado
Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job.
how do i calculate time for this job. is it as simple as your comment above 3x more for difficult jobs like peeling and wood damage, where does cutting in come into play. the area i have is a long narrow section around a top of a building. with the channel siding i have to cut in the top and i cant just do it quick each piece needs to get done individually. Paint supplies cost anywhere from $10 to $100 or more depending on what you need. Painters will typically provide most of the supplies for a project, but sometimes they will allow you to pay for solely labor if you provide all the materials yourself. You might decide to do a DIY paint job down the road. In which case having these supplies on-hand will save you time and money.

Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches. Broomfield House Painting
My husband and I hired Rome and his crew to paint the exterior of our home and we couldn't be happier with the finished product! We purchased a Contemporary style home that was built in 1985 and what was once a gloomy, sad shade of a blue/grey, in desperate need of a facelift. Now, this house really feels like a "new" home (complete with an updated deck...read on for more)!
Hi Kadie, when it’s sort of a piecemeal job like you’ve listed, we recommend bringing your head painter to help estimate. Your foreman, or most experienced painter can tell you how long each item will take. For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. This estimating process is recommended when there are many scattered things to be painted and it’s not just a full repaint. Hopefully this helps, Kadie. Broomfield Home Painting
hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I just went to check out a house today that was 1900 square feet that had two bedrooms, two baths, 2 walk in closets and a laundry room and an electrical room with a open concept kitchen living area, with 12 foot ceilings throughout most of the house. so there is alot of walls is what im getting at. not looking for what you would estimate for the house, just wondering if you are taking the square footage of the entire house or the walls? hope to hear from you soon! and thanks again for all the info you already helped us with Broomfield Home Painting
Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. I’m just not sure if somewhere like Alaska would be good for business especially during the winter. House Painting Broomfield Colorado

I have always wanted to work for myself.I have been making other guys rich for years.I know if they can do it I can do it.One downside is I don’t have the gift of gab like they do.I would probably benefit from getting someone to work with me in that area.I can do the labor.I will have a problem with bidding and finding the work.I work for guys who take me to a customers house say this is Mike and leave me to do the work .I barely make ends meet while I hear them getting 4,000 dollar checks .It isn’t adding up I need to be working for my future not theirs.I would like to begin my own business it will be slow and I wont have a lot to start but I will grow expand and gain employees and knowledge.Do you have people in Cincinnati,Ohio I would like to offer other services as well.I can do minor drywall repairs clean cut lawns a lot of property preservation type stuff also Thank You for this site by he way it helps. Steven and team did an outstanding job turning our home from one with chipped paint from multiple terrible painting jobs and gapping holes from woodpeckers to looking like a brand new home! The team replaced all damaged shingles, removed an old door and added shingles in its place to match the rest of the house, sanded down the old paint (over multiple days) and then painted beautifully. They also took some extra days to remove old wallpaper up our stairs and in our hallways, repaired the drywall and repainted. Every day the team was onsite and ready to work at the time we were told (and usually even early) and the project was wrapped up exactly when we were told, and surpassed all of our expectations. We will definitely be recommending Flying Colors to anyone and everyone in the future. Broomfield Home Painting
Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. It also depends if you are doing the FULL interior; Walls, Base-boards, doors, is it coverable in 1 coat etc. House Painting Broomfield Colorado
