Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. Broomfield House Painting
Expect to pay between $600 to $3,500 or $1.25 to $3 per square foot to coat vinyl, with prices likely increasing for the finish. It is one of the more inexpensive siding materials to have repainted, especially with recent innovations in materials. Changing the finish on your siding is not recommended unless it's completely degraded and worn away by the weather. You can save nearly half the vinyl siding installation cost of $4 per square foot by painting rather than replacing. Before adding a new coat to vinyl siding,

When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. If you do screw up your bid, that’s ok. You have to price yourself incredibly low to actually lose money. So don’t sweat. Just learn. Broomfield Home Painting
Hi Mensah, we see all ranges of pricing for exterior house painting, but usually the pricing falls between $1.00 – $1.50 per square foot. Which means the price would roughly be $2,500 – $3,750. Please keep in mind that prep-work and other factors play a huge role in the cost. Also the quality of materials, ladder placements, drastic color changes etc. Broomfield House Painting
I have a wire fence with wood posts every four feet. A guy I know painted it. It took 4 gallons of stain but he can’t figure what to charge. I want to be fair, so any clue to a fair price? if I provided all materials stain and equipment and he did pressure wash the fence to prep it after 3 days he was half done, so on Sunday I was off work and painted the other half in 6 hrs using half of the 4 gallons. Paint supplies cost anywhere from $10 to $100 or more depending on what you need. Painters will typically provide most of the supplies for a project, but sometimes they will allow you to pay for solely labor if you provide all the materials yourself. You might decide to do a DIY paint job down the road. In which case having these supplies on-hand will save you time and money. Broomfield House Painting
Staining a deck costs $540 to $1,000. Covered porches might hit $2,000. Consider negotiating the price a bit lower by combining it with a full exterior job. Painting handrails can run anywhere from $1 to $2 per linear foot, depending on whether it’s wood, metal or some other material. Although you might think this is an easy $30 to $100 job, most painters charge a minimum fee regardless of the size of the project. You’ll probably end up paying at least $150.
Baldo Ambrocio has been working for us for several years and we have never been disappointed. He is a hard worker, does quality work and shows up on time. He recently replaced part of our wrap-around deck, taking out rotted wood and reinforcing it, then putting on new wood, staining and painting. He also replaced rotted railings and repainted them. We are very pleased with the results and have just hired him again to power-wash the house. House Painting Broomfield CO
Hi Chandler, This is such a great blog. I have spent some time reading the comments and find it so interesting. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over the last 12 years i have concentrated my efforts on Scoping measuring and quoting. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. The price of paint and materials are alot different in New Zealand too, but not to worry as i can also change the formulars in the forward costing tab so were reading from the same page. Please let me know if i can help and please delete if this is not the place for me to inquire. Broomfield Home Painting
If you have two weeks, a ladder and some experience, this makes an excellent DIY project. On most surfaces, it is forgiving of mistakes and easy to work with. Correcting mistakes only adds more time and not much more expense. However, a professional will get it done faster and with a better finish. If you don’t have 2 to 3 weeks to spare, find a professional painter near you today. House Painting Broomfield CO

It’s been a while but I know I can do the required hours to finish in two days completely, however did I mention I am the only crew for the job. So I tend to bid low and some of the quotes i have read from your posts seemed high, but I am interested in what you would bid and I am on board to give that bid to My client. What’s the worst they can say,,no? Better that than underestimate my time and skills. Signed interested in a sound bid. Broomfield House Painting

Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches. Broomfield Home Painting
My husband and I decided that we wanted to update our deck to have a modern cable railing...our house is very "treehouse" like, sitting high up in the words and the new cable railing really opens up the view. The guys striped the deck of its old paint and got started on taking down the old railings--they actually added an extra 6" around the perimeter of the deck to serve as a better support for the new posts that were put in and what a difference! Johnny and Robert, who worked together on the labor intensive deck, are truly artists.....cutting perfect curves into areas of the railing where we have a large boulder in our yard and using their creativity to further enforce our deck--talk about attention to detail! Its really hard to believe that we're living in the same house and thanks to Rome, there was never a time when I felt stressed or pressured to make a decision. I can't forget to mention that Rome is very reasonable when it came to giving us a quote for the entirety the work we had done, we were VERY pleasantly surprised!!
It is the most common mistake to ignore the overhead costs associated with a paint job. Usually we are estimating it on the basis of costs directly traceable to a job, while we fail to recognize the fact that there are other costs to be allocated proportionately. These typically include “fixed costs” of the shop rent and shipping etc. We should also consider the “out-of-pocket expenses” that might be accrued on a daily basis for example gas or other costs solely expended for the sake of a particular job. Once an estimate is made it is never a bad idea to compare it with vendors in your area so as to get a clearer picture of the situation. In bids it should be kept in mid that if a contractor is pricing high he might be confident as to the quality of his work. While a contractor should not go beyond the market pricing unless he has some solid reason to do so. Broomfield House Painting
Hi Michael, having your own business is where most of the money is made, so we couldn’t agree more. We have many free resources/articles on this site that help you with sales, estimating and closing paint jobs for yourself. Hopefully you find them helpful. We do get customers we can refer to you in Cincinnati as well, so I’ll have one of our team members reach out to you, thanks Michael
Good day. Stumbled on your site and spent some time reading. Great information. I’ve been applying coatings for some time now, but after that time still hit a stumbling block when putting together estimates for exterior work when doing brick homes that require doors, and the trim package. I’ve got a 4,000 sq ft ranch and has one high side where the driveway slopes down to a garage. Is everyone running linear feet pricing nowadays for fascia, soffit, and dentil moulding? I know different markets will have different tolerances. Trying to soundboard to see what most exterior guys are doing now. We’ve been indoors for some time now and branching back to more exterior work. Appreciate any advice and feedback. Thanks! House Painting Broomfield Colorado
Under the blistering exposure to sun, frequent soakings by rain, and radical temperature shifts, the paints that cover exterior siding and trim surfaces face some of the most demanding conditions possible. Modern paint chemistry makes today's paints remarkably adept at handling these situations, and the house surfaces that once required painting every two or three years can now sometimes go a decade before they require repainting. But under certain conditions—or when the preparation or application has been less than ideal—there are a number of common problems that occur with exterior paint jobs. Understanding the origins and solutions for these ten common problems will help you address them quickly and avoid them in the future.
Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat. Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Do it correctly the first time or you’ll quickly end up spending more to fix peeling and chipping paint. Follow this process before starting on your home's exterior. Keep in mind that the process may vary based on your siding materials: House Painting Broomfield Colorado
