I have a wire fence with wood posts every four feet. A guy I know painted it. It took 4 gallons of stain but he can’t figure what to charge. I want to be fair, so any clue to a fair price? if I provided all materials stain and equipment and he did pressure wash the fence to prep it after 3 days he was half done, so on Sunday I was off work and painted the other half in 6 hrs using half of the 4 gallons. Mantle needs caulk, puddy sand and paint.6 doors and door frames to be caulked puddied sanded and painted 2 are exterior, caulk bathtub, front door is wood needs painted, small windows around front door to be painted, island in kitchen has 12 drawers to be sprayed blue, trim here and there caulked, puddied, sanded and painted,3 window shutters outside to be painted, window trim outside in back to be caulked puddied and painted, cut in around shower and tub, garage door to be painted, stucco around front door to be painted. When you say trim for an interior paint job are you including the interior doors? I usally charge $25 a side, unless damaged, then it’s $50 a side in addition to the trimwork. Also, I think your calculations for paint needed for new construction are a little low, we just completed a 1550 sq ft house with a couple coats of PVA on the ceinlings & walls, that required 35 gallons of wall/ceiling paint-same [email protected] $20.50 a gallon, and 7 gallons of a waterborne alkyd hybrid for the trim & doors @ $50 a gallon, and a gallon for a fireplace & accent wall color, a couple gallons of primer and 22 tubes of caulk, for a total of about $1450 for paint & supplies. We spray ceilings & trim, and cut & roll walls. Broomfield Home Painting
It is the most common mistake to ignore the overhead costs associated with a paint job. Usually we are estimating it on the basis of costs directly traceable to a job, while we fail to recognize the fact that there are other costs to be allocated proportionately. These typically include “fixed costs” of the shop rent and shipping etc. We should also consider the “out-of-pocket expenses” that might be accrued on a daily basis for example gas or other costs solely expended for the sake of a particular job. Once an estimate is made it is never a bad idea to compare it with vendors in your area so as to get a clearer picture of the situation. In bids it should be kept in mid that if a contractor is pricing high he might be confident as to the quality of his work. While a contractor should not go beyond the market pricing unless he has some solid reason to do so.

Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Do it correctly the first time or you’ll quickly end up spending more to fix peeling and chipping paint. Follow this process before starting on your home's exterior. Keep in mind that the process may vary based on your siding materials: Broomfield House Painting
Exterior paint jobs depend on the house’s square footage, though the number of stories and other variables will affect the price. The cost is typically between $1 to $1.80 per square foot. A a 1,500 square foot house would cost the customer $1,500 to $2,500 and a 3,000 square foot house would cost the customer $3,500 to $4,500, according to Painting Leads. Broomfield House Painting

Good day. Stumbled on your site and spent some time reading. Great information. I’ve been applying coatings for some time now, but after that time still hit a stumbling block when putting together estimates for exterior work when doing brick homes that require doors, and the trim package. I’ve got a 4,000 sq ft ranch and has one high side where the driveway slopes down to a garage. Is everyone running linear feet pricing nowadays for fascia, soffit, and dentil moulding? I know different markets will have different tolerances. Trying to soundboard to see what most exterior guys are doing now. We’ve been indoors for some time now and branching back to more exterior work. Appreciate any advice and feedback. Thanks!

Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want. House Painting Broomfield CO

Painting is one of the quickest and easiest ways to give your home's interior a facelift with dramatic results. Fortunately, it doesn't have to be that difficult. Home improvement stores offer samples that you can take home. With these samples, you can try a few colors in large swaths on your wall to see the how the paint interacts with the room's natural light. Compare it against design elements like pillows or furniture to see whether it will work with your overall décor. House Painting Broomfield Colorado
It’ll cost you between $500 and $1,000 to paint the exterior yourself. Not including paint, it’ll cost you no more than $200 to $300 at a home improvement store like Home Depot, Lowes or Menards. You may end up spending more if you buy high-quality products from specialized shops. Professionals can get the same supplies for about half what you’ll pay. Broomfield Home Painting

When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. If you do screw up your bid, that’s ok. You have to price yourself incredibly low to actually lose money. So don’t sweat. Just learn. Broomfield Home Painting

Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. House Painting Broomfield Colorado
I am starting out on my own and like most everyone else, I am inexperienced with estimating and pricing. I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. How will I compare pricing from there to here in the DC area where the cost of living is 3xs as high? Broomfield Home Painting

You can expect to pay between $700 to $3,000 to paint wood siding. You’ll end up spending $1 to $3 per square foot, but typically you’ll find this material is cheaper than brick or vinyl. Wood requires some type of sealant, be it paint, stain or oil. Lumber takes well to a wide variety of coverings giving you endless options for modern, contemporary or classic looks. Some things to consider when choosing wood: House Painting Broomfield Colorado
As to the quantity of paint, the rougher the surface the more paint is required. Other factors might include the type of paint itself. For detailed calculation square feet assessments are usually used. For this you need to find all lengths and widths and multiply them to get the complete number of square feet to be painted. To subtract the effect of spaces like we might want to remove a 17 square feet for each e.g. doors and windows. The other major contributor toward the estimate is labor. This is highly dependent upon the nature of work and skills of the labor. Typically an experienced labor will charge a high rate and thus will finish job quick and perfect but on the other hand he will cost more. If you are planning to hire a moderately experienced labor you might want to estimate the average time to complete the job by mocking the paint job and replicating the results. Adding additional time for the hard areas and obstacles while removing the time slot allocated to empty spaces like doors will give a better idea as to time. Multiply that with the standard rate and you will get the estimated labor cost.

Deciding which paint to use has gotten much easier now that acrylic latexes have pushed oil-based paints almost to extinction. The acrylics offer superior performance (they don't harden with age, the way oils do, so they move and breathe without blistering), they don't mildew as readily, and they emit fewer VOCs, so they comply with new air-quality regulations. They also work over both oil- and water-based primers.
Generally speaking, a gallon of paint will cover about 350 square feet. If this is the first time drywall is painted, it will soak up more paint. And remember to factor in whether your job will require one or two coats of paint. Dark and bright colors will require more coats of paint, as will painting a lighter color over an existing darker color. Divide the paintable wall surface by 350 to determine how many gallons of paint you will need to buy. If there’s an odd number with less than .5 leftover, round down, if it’s over .5 round up. Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. I’m just not sure if somewhere like Alaska would be good for business especially during the winter.

Get estimates from several contractors, request and contact references, search for complaints at the Better Business Bureau[12] and check that the company is properly bonded and insured, as well as licensed in your state[13] . Only pay a small deposit, and don't pay the entire amount until the job is finished to your complete satisfaction (both painting and cleanup). House Painting Broomfield Colorado
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.
Under the blistering exposure to sun, frequent soakings by rain, and radical temperature shifts, the paints that cover exterior siding and trim surfaces face some of the most demanding conditions possible. Modern paint chemistry makes today's paints remarkably adept at handling these situations, and the house surfaces that once required painting every two or three years can now sometimes go a decade before they require repainting. But under certain conditions—or when the preparation or application has been less than ideal—there are a number of common problems that occur with exterior paint jobs. Understanding the origins and solutions for these ten common problems will help you address them quickly and avoid them in the future.
My husband and I hired Rome and his crew to paint the exterior of our home and we couldn't be happier with the finished product! We purchased a Contemporary style home that was built in 1985 and what was once a gloomy, sad shade of a blue/grey, in desperate need of a facelift. Now, this house really feels like a "new" home (complete with an updated deck...read on for more)! Broomfield House Painting
Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim
You might pay an additional $1 to $5 per square foot for optional repairs and updates. Consider having your molding, trim and baseboards checked while you have a professional in your home. This might be a good time to upgrade or repair any cracks, warps or other issues. Pros can usually touch up or replace these items for an affordable rate, and they may even package such fixups with your project.
Keep in mind that every project has different requirements, and some painter professionals maybe be more equipped to handle the specifications of your painting services work than others. Talk to multiple painters before deciding which one is right for you. You will want to consider how much they charge, if they are properly licensed for painting services work in Stamford, and if your project is a fit. Baldo Ambrocio has been working for us for several years and we have never been disappointed. He is a hard worker, does quality work and shows up on time. He recently replaced part of our wrap-around deck, taking out rotted wood and reinforcing it, then putting on new wood, staining and painting. He also replaced rotted railings and repainted them. We are very pleased with the results and have just hired him again to power-wash the house. Broomfield Home Painting
Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. It also depends if you are doing the FULL interior; Walls, Base-boards, doors, is it coverable in 1 coat etc. Broomfield House Painting

As the dance proceeds, keep an eye on the weather. Rain can wash freshly applied latex right off the wall, and a temperature dip below 50 degrees F two days after application can interfere with adhesion and curing and dull the sheen of glossy paints. (Latexes like Sherwin-Williams's Duration and Benjamin Moore's MoorGard Low Lustre are formulated to tolerate temps as low as 35 and 40 degrees, respectively.)

Prepping a house costs anywhere from $0.50 to $2.50 per square foot. This is almost always included in the total project price.
