My husband and I decided that we wanted to update our deck to have a modern cable railing...our house is very "treehouse" like, sitting high up in the words and the new cable railing really opens up the view. The guys striped the deck of its old paint and got started on taking down the old railings--they actually added an extra 6" around the perimeter of the deck to serve as a better support for the new posts that were put in and what a difference! Johnny and Robert, who worked together on the labor intensive deck, are truly artists.....cutting perfect curves into areas of the railing where we have a large boulder in our yard and using their creativity to further enforce our deck--talk about attention to detail! These typically include “fixed costs” of the shop rent and shipping etc. We should also consider the “out-of-pocket expenses” that might be accrued on a daily basis for example gas or other costs solely expended for the sake of a particular job. Once an estimate is made it is never a bad idea to compare it with vendors in your area so as to get a clearer picture of the situation. In bids it should be kept in mid that if a contractor is pricing high he might be confident as to the quality of his work. While a contractor should not go beyond the market pricing unless he has some solid reason to do so.


hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I just went to check out a house today that was 1900 square feet that had two bedrooms, two baths, 2 walk in closets and a laundry room and an electrical room with a open concept kitchen living area, with 12 foot ceilings throughout most of the house. so there is alot of walls is what im getting at. not looking for what you would estimate for the house, just wondering if you are taking the square footage of the entire house or the walls? hope to hear from you soon! and thanks again for all the info you already helped us with

Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? As to the quantity of paint, the rougher the surface the more paint is required. Other factors might include the type of paint itself. For detailed calculation square feet assessments are usually used. For this you need to find all lengths and widths and multiply them to get the complete number of square feet to be painted. To subtract the effect of spaces like we might want to remove a 17 square feet for each e.g. doors and windows. The other major contributor toward the estimate is labor. This is highly dependent upon the nature of work and skills of the labor. Typically an experienced labor will charge a high rate and thus will finish job quick and perfect but on the other hand he will cost more. Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin.
Hi Mensah, we see all ranges of pricing for exterior house painting, but usually the pricing falls between $1.00 – $1.50 per square foot. Which means the price would roughly be $2,500 – $3,750. Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job. Broomfield House Painting
Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house.
