Please keep in mind that prep-work and other factors play a huge role in the cost. Also the quality of materials, ladder placements, drastic color changes etc.

My husband and I decided that we wanted to update our deck to have a modern cable railing...our house is very "treehouse" like, sitting high up in the words and the new cable railing really opens up the view. The guys striped the deck of its old paint and got started on taking down the old railings--they actually added an extra 6" around the perimeter of the deck to serve as a better support for the new posts that were put in and what a difference! Johnny and Robert, who worked together on the labor intensive deck, are truly artists.....cutting perfect curves into areas of the railing where we have a large boulder in our yard and using their creativity to further enforce our deck--talk about attention to detail! Usually we are estimating it on the basis of costs directly traceable to a job, while we fail to recognize the fact that there are other costs to be allocated proportionately. These typically include “fixed costs” of the shop rent and shipping etc. We should also consider the “out-of-pocket expenses” that might be accrued on a daily basis for example gas or other costs solely expended for the sake of a particular job. Once an estimate is made it is never a bad idea to compare it with vendors in your area so as to get a clearer picture of the situation. In bids it should be kept in mid that if a contractor is pricing high he might be confident as to the quality of his work. While a contractor should not go beyond the market pricing unless he has some solid reason to do so.
Hi Kadie, when it’s sort of a piecemeal job like you’ve listed, we recommend bringing your head painter to help estimate. Your foreman, or most experienced painter can tell you how long each item will take. For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. This estimating process is recommended when there are many scattered things to be painted and it’s not just a full repaint. Hopefully this helps, Kadie.
Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer. I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. How will I compare pricing from there to here in the DC area where the cost of living is 3xs as high?

Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. Thank you Chandler. This is a very useful site. I am starting to build the painting side of my business and wasn’t sure how to bid on larger jobs. Just got the call to bid on 1550 sf new construction, freshly textured, prime and paint ceilings, walls. Also paint doors, trim and baseboards. Customer bought the paint. Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price?

When you say trim for an interior paint job are you including the interior doors? I usally charge $25 a side, unless damaged, then it’s $50 a side in addition to the trimwork. Also, I think your calculations for paint needed for new construction are a little low, we just completed a 1550 sq ft house with a couple coats of PVA on the ceinlings & walls, that required 35 gallons of wall/ceiling paint-same [email protected] $20.50 a gallon, and 7 gallons of a waterborne alkyd hybrid for the trim & doors @ $50 a gallon, and a gallon for a fireplace & accent wall color, a couple gallons of primer and 22 tubes of caulk, for a total of about $1450 for paint & supplies. We spray ceilings & trim, and cut & roll walls.
Miguel Tapia the owner was outstanding. He promptly followed up his initial proposal and we reach an agreed upon price. His crew was hardworking, neat and professional. I was impressed with their prep work as the took the old paint down to the wood base. They painted around numerous flower beds without disturbing anything. I was so impressed with their work, I had them repair and paint some wooden shingles on various areas of the siding of my house. Very pleased with the work and the cost.

Steven and team did an outstanding job turning our home from one with chipped paint from multiple terrible painting jobs and gapping holes from woodpeckers to looking like a brand new home! The team replaced all damaged shingles, removed an old door and added shingles in its place to match the rest of the house, sanded down the old paint (over multiple days) and then painted beautifully.
