Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. I’m just not sure if somewhere like Alaska would be good for business especially during the winter.
Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim

Hi, I have a house that I’m bidding on, it’s huge about 12.000 sq ft of wall space and 20 -24 ft ceilings many holes to patch from pictures being hung ,that’s just the main, there is also a 3 room in law . The nice part its all going to be one color, off white so spraying is the way to go just have to mask the windows.The outside is mostly vinyl siding so power washing will do but it is 3 floors and has some wood trim that needs to be addressed. Nice part no sanding on inside or out just a little scraping.If I use your formula for pricing looks like about 25 k .Does this sound in the ball park? Broomfield House Painting

Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job. Broomfield House Painting

I am quoting labor costs to paint a neighbor’s house and garage with a total of 1876SF and trying to get up to date on costs and labor hours. While reading your article I see average quantities of paint needed for trim, labor hours and costs depending on square footage, also added costs depending on window types, etc. However when I use the calculator, the labor cost lists the trim as “extra” and the labor for 2 coats of paint on the body to rolled and brushed.

We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job.
Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want.
Hey so my boss and i just finished tearing the inside of an old. Barn apart and framing it into a 2 bed 1.5 bath plus an office. Sq ft is about 2300. Dry wall was just installed and textured and now its on me to paint and prime ceilings, walls and trim. Paint is paid for and supplies are paid for by my boss to help me out.
