Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. It also depends if you are doing the FULL interior; Walls, Base-boards, doors, is it coverable in 1 coat etc. House Painting Broomfield Colorado
Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. House Painting Broomfield Colorado
There’s no doubt about it: weather and time can take a toll on a house’s paint job. Sooner or later, most homeowners will need to tackle interior and exterior painting projects. The cost of painting a house will vary depending on many factors. If you have the time and energy, you can save money and paint a house yourself, and you just need to factor in the cost of paint and materials, as well as the value of your time. Staining a deck costs $540 to $1,000. Covered porches might hit $2,000. Consider negotiating the price a bit lower by combining it with a full exterior job. Painting handrails can run anywhere from $1 to $2 per linear foot, depending on whether it’s wood, metal or some other material. Although you might think this is an easy $30 to $100 job, most painters charge a minimum fee regardless of the size of the project. You’ll probably end up paying at least $150.
Once you hit calculate why does it show 3 different prices? In my case it showed $937 $1094 & $1186 so my question is what does it mean when there is 3 different calculations ? In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. I have reached out the Prism House Painting repeatedly via phone, email and text message regarding both of these issues.…Read More

Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job. Broomfield Home Painting
I am starting out on my own and like most everyone else, I am inexperienced with estimating and pricing. I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. How will I compare pricing from there to here in the DC area where the cost of living is 3xs as high? Broomfield Home Painting

Family Owned Operated. Last year we had the opportunity to do work for some of our repeat customers as well as some new ones. It was a very busy year, the weather played tricks on us, and the storms have thrown us off the schedule. Most customers that we did not get to were understanding and we’ll be taking care of them this year. We also had some last minute calls that we were not able to get to. It is very rare that we can accommodate a last minute project, thus I urge everyone who needs a...

Hi, I have a house that I’m bidding on, it’s huge about 12.000 sq ft of wall space and 20 -24 ft ceilings many holes to patch from pictures being hung ,that’s just the main, there is also a 3 room in law . The nice part its all going to be one color, off white so spraying is the way to go just have to mask the windows. The outside is mostly vinyl siding so power washing will do but it is 3 floors and has some wood trim that needs to be addressed. Nice part no sanding on inside or out just a little scraping. If I use your formula for pricing looks like about 25 k .Does this sound in the ball park? House Painting Broomfield CO
O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away." Broomfield House Painting
Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat. Generally speaking, a gallon of paint will cover about 350 square feet. If this is the first time drywall is painted, it will soak up more paint. And remember to factor in whether your job will require one or two coats of paint. Dark and bright colors will require more coats of paint, as will painting a lighter color over an existing darker color. Divide the paintable wall surface by 350 to determine how many gallons of paint you will need to buy. If there’s an odd number with less than .5 leftover, round down, if it’s over .5 round up. If you choose to paint your home yourself, you can save on the cost of labor. But if you don’t have the time or experience to tackle to job, it’s worth paying the going rate for painters in your area. If your home requires power washing prior to painting, and if it requires caulking for windows and doors, the cost will also rise. Whether paint is applied with a sprayer, brushed, or rolled on will also factor into the price. A painting pro can easily offer an estimate prior to undertaking an exterior painting job. Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want. Broomfield Home Painting
Over time, a home exterior is bound to require a fresh coat paint. There are lots of considerations when it comes to estimating the cost of an exterior paint job: the number of square feet to be covered, the level of complexity involved in terms of decorative details to work around, the type of paint you want to use, and whether your home will require one or two coats of paint are all key factors.

Poor work quality at a high price. I waited 7-8 weeks for the work to begin without receiving a single phone call. Two men scraped portions of the garage with a 2-inch putty knife less than two hours and were about to start painting when I stopped. I insisted that more scraping was necessary and that they hadn't sanded or primed as per the contract. The foreman told me that sanding was not necessary, then left and returned days later after I sent pictures and video to the salesperson of loose paint being removed with my finger. I micromanaged as much of the job as I could, and had to replace portions of rotted wood myself, because the foreman and manager said it couldn't be done. See the pictures of the completed work that show clearly visible dripping paint throughout the garage, rotted wood that was not convenient for the crew to replace, horrible bumpy putty to close gaps, no filler between some joints where they replaced wood, and painting over staples that could easily have been removed. After much complaining on my end, the manager did become more responsive and checked in on the job several times. They were also very timely in contacting me to request payments throughout the job. The salesperson opening line to us was we have higher prices than our competitors, but you can trust us to deliver a good job. That promise was clearly not met. In fact, I showed them my neighbors garage that was recently painted by another company, and their response was that I should not expect perfection, and not to expect the garage to look as good as my neighbors.
