Hi Cory, one of the biggest problem painters have is not being able to sell their own value. Our prices are usually the highest YET we have the highest closing/sales rate. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Then they will prefer your higher price, knowing that the quality in your work is higher.

Painting handrails can run anywhere from $1 to $2 per linear foot, depending on whether it’s wood, metal or some other material. We recently went from being a custom residential painting company to also painting apartments (we have a college town nearby and there is a LOT of off campus student housing). Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather.
When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. If you do screw up your bid, that’s ok. You have to price yourself incredibly low to actually lose money. So don’t sweat. Just learn.
I think it best to measure walls and ceiling areas to be painted. Measuring the floor space only will not give you the actual wall square feet. A wall could be 8’. 10’ or more high. Measuring the floor only could cost you money. If I had a 10×10 x8 high room. Floor space is 100 sq feet but the wall would be 320 sq feet minus door, window and closet. Now if I had the same 10×10 room but 12 feet high. That would be 480 sq ft of wall minus window, door and closet. Using floor square feet of floor only would make your estimate inaccurate. I know some may disagree but that would be the correct way to measure a room for painting. Broomfield House Painting
Hey so my boss and i just finished tearing the inside of an old. Barn apart and framing it into a 2 bed 1.5 bath plus an office. Sq ft is about 2300. Dry wall was just installed and textured and now its on me to paint and prime ceilings, walls and trim. Paint is paid for and supplies are paid for by my boss to help me out. Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. Builders don’t usually pay much for house painting, so it is recommended you meet with the builder or construction company in person to agree on a final price.
Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house.
