Poor work quality at a high price. I waited 7-8 weeks for the work to begin without receiving a single phone call. Two men scraped portions of the garage with a 2-inch putty knife less than two hours and were about to start painting when I stopped. I insisted that more scraping was necessary and that they hadn't sanded or primed as per the contract. The foreman told me that sanding was not necessary, then left and returned days later after I sent pictures and video to the salesperson of loose paint being removed with my finger. I micromanaged as much of the job as I could, and had to replace portions of rotted wood myself, because the foreman and manager said it couldn't be done. See the pictures of the completed work that show clearly visible dripping paint throughout the garage, rotted wood that was not convenient for the crew to replace, horrible bumpy putty to close gaps, no filler between some joints where they replaced wood, and painting over staples that could easily have been removed. After much complaining on my end, the manager did become more responsive and checked in on the job several times. They were also very timely in contacting me to request payments throughout the job. The salesperson opening line to us was we have higher prices than our competitors, but you can trust us to deliver a good job. That promise was clearly not met. In fact, I showed them my neighbors garage that was recently painted by another company, and their response was that I should not expect perfection, and not to expect the garage to look as good as my neighbors.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.
Hi Kadie, when it’s sort of a piecemeal job like you’ve listed, we recommend bringing your head painter to help estimate. Your foreman, or most experienced painter can tell you how long each item will take. For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. This estimating process is recommended when there are many scattered things to be painted and it’s not just a full repaint. Hopefully this helps, Kadie.
Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. We recently went from being a custom residential painting company to also painting apartments (we have a college town nearby and there is a LOT of off campus student housing). These are often not well taken care of. Most also want brush and roll because of over spray. What would be a good price for a 4 bdrm 2 bath? Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price?
When the home owner says they have a 1,600 sqft house that means 1,600 sqft of floor space. That being said, if an owner says it is a certain sqft,you always measure anyway. So if the homeowner says it’s 1,600 sqft and it ended up being 2,000 sqft you could lose $400. ALWAYS measure yourself and double check your math. The math could make or break your painting business
