Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. Once you find a painting pro you want to hire, be sure to have a detailed contract that includes the scope of work and prices for all materials and paint that is being used. Find out how many coats of paint will be applied as well as the brand of paint that will be used. Most decent painting pros will use quality brands like BEHR or Sherwin Williams. I have used Flying Colors in the past for roof cleaning and refurbishing and painting my cedar siding. They did an excellent job then so when damage was done to my roof due to a fallen tree I immediately thought of them. Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. This guy I used to work for told me count the number of openings on the house ( windows, doors, garage doors etc.) take that number and multiply it by $250.00. We recently went from being a custom residential painting company to also painting apartments (we have a college town nearby and there is a LOT of off campus student housing). These are often not well taken care of. Most also want brush and roll because of over spray. What would be a good price for a 4 bdrm 2 bath? Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take.

Thank you Chandler. This is a very useful site. I am starting to build the painting side of my business and wasn’t sure how to bid on larger jobs. Just got the call to bid on 1550 sf new construction, freshly textured, prime and paint ceilings, walls. Also paint doors, trim and baseboards. Customer bought the paint. Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price?
Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house.
