Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. We recently went from being a custom residential painting company to also painting apartments (we have a college town nearby and there is a LOT of off campus student housing). These are often not well taken care of. Most also want brush and roll because of over spray. What would be a good price for a 4 bdrm 2 bath? Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? I didnt know how i could ever save enough money for a van, equipment, insurance etc.etc. and not tomention my lack of experience . I love to paint but i’d much rather someone else more expereinced than me do it .What was I thinking ?
I have a wire fence with wood posts every four feet. A guy I know painted it. It took 4 gallons of stain but he can’t figure what to charge. I want to be fair, so any clue to a fair price? if I provided all materials stain and equipment and he did pressure wash the fence to prep it after 3 days he was half done, so on Sunday I was off work and painted the other half in 6 hrs using half of the 4 gallons. Get estimates from several contractors, request and contact references, search for complaints at the Better Business Bureau and check that the company is properly bonded and insured, as well as licensed in your state . Only pay a small deposit, and don't pay the entire amount until the job is finished to your complete satisfaction (both painting and cleanup).
So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?
